Following the Q&A Session at the AGM.  The IVDAARA asked for clarification from the municipality regarding individual property costs with regard to the change to the three bin waste and recycling system.  We received a timely response.

Thank you for your question. I hope the information below helps provide some clarity.

 

The average residential assessment for all properties within the Township is 300,000, which has been used for the examples below. Please note that the actual tax impact for an individual property will vary depending on whether the property's assessed value is higher or lower than the Township average.

 

For 2025, waste services had a tax levy impact of $189,750, which equated to approximately $29.37 in property taxes for a property assessed at the average residential value. 

 

For 2026, waste services have a tax levy impact of $393,900, which equates to approximately $60.34 in property taxes for a property assessed at the average residential value.

 

This represents an increase of $30.97 in property taxes attributable to waste services. 

 

In June 2025, Council approved a 1.50% levy increase to help smooth the funding required for the increase waste management costs over an estimated five-year period. At this time, I am unable to comment on the tax impacts that future changes to waste collection services may have on properties in 2027 and beyond, as those impacts will be determined through each year's annual budget process.

 

As Courtney mentioned, there is no tax levy impact associated with additional bins. Additional organics and waste bins are subject to an annual fee of $130.00 per bin, which is structured to recover the added disposal costs associated with the contents of those bins.
